How do I choose a Boise Home Inspector?

Can A House Fail The Inspection?

No. A professional home inspector does not issue a pass or fail grade on a home. A professional home inspection is an examination of the current condition of the prospective home. The home inspector will describe the physical condition of the home and indicate what may need repair or replacement.

When Do I Get The Home Inspection Report?

After the completion of the home inspection you will receive the inspection report via email in a PDF file within 24 hours.

What Kind Of Report Can I Expect?

Your computer-generated home inspection report will be 15 to 25 pages in length. The Property Inspection Report includes numerous pictures that provide both a visual and a written condition of the home. The report will give easy to read details on:

  • The general condition of the home from the roof to the basement
  • Major and minor deficiencies
  • Any major expenditure coming up
  • What to watch out for

After you’ve received the emailed report, the inspector will call you personally to follow up and review the report with you to make sure that you understand everything and answer any questions you may still have about the prospective home.

When and how do I schedule a home inspection?

You generally have between seven and ten days after you sign the contract to get a home inspection. We would advise you to call us as soon as you sign a contract on the prospective home. This will ensure that you can get the inspection done at a time that’s most convenient for you.

How much does a home inspection cost?

The price of the inspection varies based on the size of the home, and a breakdown of costs is located on our Services page. Larger homes take longer to inspect, and the fees for these homes are greater than those for a smaller home. However, don’t let the price of the inspection determine whether or not you get a home inspection or the selection of your home inspector. The knowledge gained from an inspection is well worth the cost, and the lowest priced home inspector is not necessarily a bargain. How do I pay the home inspector?

Payment is due at time of inspection. We accept personal checks and cash. If you are unable to attend the inspection, prior arrangements for payment can be made.

How long will the home inspection take?

Most home inspections take about two to four hours. These times may vary depending on the size, age, and condition of the home.

Should I be present during the home inspection?

We recommend that you be present at the last half of the scheduled inspection to go over the main findings by the inspector.
